In August of 1984, financial hardships had taken their toll on the fraternity houses on the University of Wisconsin-Madison campus. No one was willing or knowledgeable enough to assist the house boards and undergraduate residents in building a strong economic base. It was with this goal in mind, to provide business acumen to that student housing, that BMOC, Inc. was started. Since then, BMOC has received national exposure for sharing the lessons that the company has learned, and continues to learn, about bringing success to student housing nation wide.
Because of the learning experiences that BMOC has had in its 24 year history, BMOC understands that assisting student apartments, private student housing complexes and co-ops is significantly different from managing real estate, especially conventional apartments. The student housing market encompasses all the responsibilities of a conventional apartment complex, coupled with the unique needs of late adolescents and young adults living away from home for the first time.
BMOC is one of the few firms to develop an annual market research project for the student housing market. Some questions that our thorough research addresses include: How is rent collected and who is responsible for collection? How is rent collected when it is tied to a student loan? What type of collection should be done and who decides? What is the enrollment of a given campus? What are the trends in enrollment? The student housing market has three audiences, the student, the parent, and the university/college.
How do these trends affect the community? What is the best way to manage the expectations of parents who have their own ideas about their children’s living situations? How can students who are struggling be given support? In a typical year, these are questions that BMOC not only researches, but rather these are problems that BMOC solves.
